Linkcity signs up partners for £240m third phase of Hallsville Quarter in London’s Canning Town

Linkcity, the property development company, has signed agreements with multiple partners for the £240m (GDV) third phase of Hallsville Quarter, its major regeneration scheme with the London Borough of Newham at Canning Town.

The 278 private rental homes in Phase 3 have been forward funded by Grainger situated across two blocks; and 143 shared ownership (or private sale units), 199 affordable homes including 50 extra-care apartments – the first in the London Borough of Newham – will be owned and managed by One Housing Group. Linkcity will retain 88,049 sq ft (8,180 sq m) of retail and leisure space which they intend to let and/or sell to a commercial investor.

This latest phase of the Hallsville Quarter development will also deliver an integrated health centre under an innovative new model with local health partners, 12,109 sq ft (1,125 sq m) of business accommodation, 16,630 sq ft (1,545 sq m) of leisure space, a new basement car park for 143 vehicles, and new high-quality public spaces, including fountains and play areas.

Phase 3 continues the masterplan, with the first two phases having already delivered 528 new homes, a 196-room hotel, new restaurants, shops, a gym, leisure spaces, a car park and enhanced public realm, including the creation of Terry Spinks Place under the A13 flyover and a new piece of public art.

In total, the Hallsville Quarter development, which is part of the £3.7bn Canning Town and Custom House regeneration project, will provide 1,100 new homes, over 323,000 sq ft (30,000 sq m) of leisure and retail space, and more than 32,000 sq ft (2,975 sq m) of space for community facilities, as well as new public spaces, pedestrian links, cyclist provision and 1,100 secure parking spaces.

Bouygues UK has been appointed as the main contractor for this phase of the development, which is expected to complete in 2024. In the context of its TopSite label, which recognises exemplary initiatives in corporate social responsibility, Bouygues UK has been, and continues to be, strongly committed to supporting local labour at each phase of the regeneration scheme.

The Mayor of Newham, Rokhsana Fiaz, said: “I’ve been working positively with Linkcity for some time to get to this important new stage. The Hallsville Quarter project has helped to transform this part of Canning Town and I’m really glad that Morrisons and other shops are now open and providing great local facilities for residents.

“I’m also very pleased that 199 of this next phase of new homes will be a mix of social rent and shared ownership and of a high standard. In addition, 50 of them will be allocated to Newham residents who need extra care services and facilities, enabling more people to remain independent and cared for in their own homes.

“Finally, as part of my community wealth building agenda, we’ve agreed with Linkcity to recruit 35 per cent of the entire construction team from Newham through our improved Workplace service. All in all, I’m looking forward to continue working with Linkcity to ensure that Hallsville Quarter continues to fulfil its potential for the people and businesses of Newham.”
