167 Willesden Lane


An extra care cluster facility, our 167 Willesden Lane project involved the conversion and refurbishment of an existing building to provide six new homes for affordable rent, together with five self-contained extra care rooms. This project was delivered under the Brent Social Housing PFI.


The six new affordable rent homes were spread across three storeys of the existing building, with the extra care homes incorporated in an attractive new build extension to the rear of the listed building.

The constrained site, which had very tight boundaries, required excellent relationships with the local community, particularly with residents in adjoining buildings. This was achieved by continuous communication on the project’s progress, along with early identification and communication of potential disruption – which was always kept to a minimum.

As with all Bouygues UK projects, sustainability and innovation were at the forefront of our work. The project achieved EcoHomes ‘Very Good’ standard, and is also compliant with and evaluated against Habinteg’s Wheelchair Housing Design Guide, Scheme Development Standards, National House-Building Council, Lifetime Homes, Housing Quality Indicators and Secure by Design. Construction works were carried out in conjunction with our sister company Warings, and the project was completed on time in December 2010.
